Transfer of land ownership rights through sale and purchase is one form of
transaction that often occurs in the community. In practice. Sale and purchase
agreements are often used as the initial stage before the process of making a Sale
and Purchase Deed (AJB) by the Land Deed Official (PPAT) and the
implementation of the sale and purchase agreement consists of two types, namely
an agreement under the hand and an agreement made through a Notary. The
problem in this research is whether the transfer of property rights due to sale and
purchase through a sale and purchase agreement in Sleman Regency has obtained
legal certainty. The research method used is empirical legal research method where
the research focuses on how legal phenomena occur in society. This research was
conducted directly to respondents, namely the parties who made a sale and
purchase through an agreement totaling 10 people with a percentage of 1000% and
sources in this case the land office and Notary & PPAT to obtain primary data while
secondary data was obtained from legal documents, laws and regulations, and
relevant literature. The result of the research is that the implementation of transfer
of land ownership rights through sale and purchase agreements in Sleman Regency
is carried out in accordance with the procedures stipulated in the laws and
regulations. However, there are several obstacles faced, such as the lack of public
understanding of legal procedures and not knowing that the engagement can be registered.
